ZONING DEPARTMENT ORGANIZATION

 

 

 

   The Board of Trustees has appointed two administrative bodies to review matters that are beyond the general control of the zoning resolution:

 

        The Zoning Commission consists of  a five (5) member board of  Township residents appointed by the Board of Trustees for four-year staggered terms.  The commission hears requests for rezoning of property and then recommends approval or denial of the request to the Board of Trustees, who then make the final decision.   The Zoning Commission also recommends changes to the zoning resolution and changes to the map.   The Zoning Commission meets only as needed.   

 

        The Board of Zoning Appeals (BZA) consists of a five (5) member board of Township residents appointed by the Board of Trustees for four-year staggered terms.  The Board hears requests for variances to the zoning resolution, and requests for conditional uses at a public hearing.  This Board has the authority to make decisions based on the facts presented at the hearing.   The BZA meets on the  third Tuesday of every month.     An application for a hearing before the Board must be submitted by the preceding month's meeting date.

 

        The Zoning Inspector is a Township employee who acts as clerk to the Board of Zoning appeals and the Zoning Commission.  The primary responsibility of the Zoning Inspector is to enforce the Zoning Resolution.  The Zoning Inspector cannot make exceptions to the requirements of the zoning resolution or approve variances.    An application for a zoning permit may only be approved if it conforms to all the requirements of the zoning resolution.  This is done by reviewing drawings and maps submitted by the applicant, as well as on-site inspections of the property.  The Zoning Inspector also investigates violations of the Zoning Resolution.
